Issue: August 2005 |
Hello, First, let me extend a warm welcome to all our new readers, and of course, welcome back to our regular subscribers. The Brisbane residential market has continued it's somewhat "confused" behaviour in August with mixed signals coming from every angle. There was evidence that buyer interest was resurfacing at the Retail Sales level (mainstream real estate) as more people attended open houses and we saw more offers being presented - though the offers weren't breaking any records. We may well see this trend continue as the warmer months tempt more buyers outdoors. Certainly the underlying demand remains strong with the continued influx of people from interstate and international sources coupled with the strong demand for rental property pushing rents up. Certainly, good buying opportunities are the order of the day as motivated sellers meet the relatively soft market. This issue holds some interesting articles for you.
We've also developed a new series of free reports which address "How Savvy Investors Are Snapping Up Some of Australia’s Most In-Demand Property at ‘Wholesale’ Prices, And How YOU Can Do The Same". The reports are part of a new marketing program we're introducing but you're welcome to download them - do so by clicking on the following link (free report link). The next newsletter (September issue) will focus on economics. Twice each year we spend a half day with Dr Frank Gelber, the chief economist with BIS Shrapnel (one of Australia's most highly regarded economic forecasters) to catch up with what's been happening, and gaze into the crystal ball. So next month we'll examine the current economics and endeavour to draw some on-the-ground conclusions as to what it means and what the future holds for us as property investors. Of course, if you have any specific questions regarding any of the articles, please feel free to contact our team on (+61 7) 3369 0111. And feel free to forward our newsletter to anyone you feel may find it of interest - our best promotion has always been word of mouth. Best regards,
Colin Ferguson |

Investment House Each issue we aim to focus on a topical issue. Clearly there are many different areas within the property industry and keeping on top of things can be taxing. Investment House provides a “one stop shop” service to investors, so it comprises a number of specialist divisions (research, finance, construction, property management, retail sales etc). Did you know that in Australia there is a type of loan called a "No Doc" loan? It’s techno-jargon for a loan requiring "no documents"? While this is a slight misnomer (in that you do require some documentation), the simplicity of No Doc loans can be a breath of fresh air... >>more |

When the price and conditions are right… buy it! Last month we discussed a property that was on the market for 2 months and we got a deal. This month our client’s got a steal. DIFFICULT
PEOPLE… The people whom you find most difficult to deal with are also your
most valuable teachers. For your problems with them are not really due to
how they are, but rather to how you respond to how they are.
Learn to deal successfully with difficult people, and you learn valuable lessons about yourself. Work to relate positively to difficult people and you develop skills that can serve you well in many other challenging situations. People are the way they are. Get past the need to try to change them, past the need to judge or condemn, look for the value they offer. |
