Issue: November 05

Hello,

First, let me extend a warm welcome to all our new readers, and of course, welcome back to our regular subscribers.

The Brisbane market has continued to show promise with increased activity in November. This issue you’ll see we’ve introduced a new section called Market Snapshot. With this new section, you can examine some of the market statistics that we monitor. We intend to make this a regular section so you’ll be able to maintain a good feel for the Brisbane market as it progresses.

During the month we initiated a special promotion of a very impressive Townhouse Development in Greenslopes. We’ve repeated the information as an article in this newsletter to make sure everyone is aware of the opportunity. The response to date has been very good – which substantiates the developer’s courage in running against the grain by looking to provide a quality project rather than bowing to bottom line pressures. To date we’ve had 10 units secured (of 37) and have a number of other investors finalising their selections. If you’re interested, please move smartly.

In this issue you’ll see:

  • Some thoughts on the now well publicised “Aussie John’s commentary”
  • Market Snapshot (as mentioned above), and
  • Some case studies of development sites

Christmas is just around the corner. On behalf of the Investment House team, let me wish you and your family a happy and safe festive season. And for those who know it’s a smart time to be snapping up great buys (because everyone else is in holiday mode) you’ll be happy to know our office will be working right through until Friday December 23rd. And we’ll reopen at full strength on Monday 9th January. Our Property Management crew will maintain a skeleton staff roster for the entire period.

Of course, if you have any specific questions regarding any of the articles, please feel free to contact our team on (+61 7) 3369 0111. And feel free to forward our newsletter to anyone you feel may find it of interest - our best promotion has always been word of mouth.

Best regards,

Colin Ferguson

Site of the Month - A superb site with serious profit potential

What a month readers! The research team at Investment house have looked at over 200 sites in the past 4 weeks. One property we checked out was so water-affected the agent should have warned us to bring our swimmers along to the inspection!

The Brisbane market at the moment seems to be flooded (forgive the pun) with sub-par splitter sites in the $500,000 to $750,000 range. ... >>more

Case Study - A demonstration of persistence...

This month’s case study is a great demonstration of persistence and thinking outside the square.

After finalising our research brief with one of our new clients, Investment House sent them information on three great sites that we thought fitted all their needs. After a few hours, we had a call back from them and they said they would take any one of the three - the clients loved all three sites. That made our job very easy. Our Research Manger jumped on the phone and called the agents of the three sites (two of the sites were with one agent)... >>more

Thought for the Month - Sanity Test

During a visit to the mental asylum, a visitor asked the director, "What is the criterion that defines a patient to be institutionalised?"

"Well..." said the director, "we fill up a bathtub, and we offer a teaspoon, a teacup, and a bucket to the patient and ask him to empty the bathtub."

"Oh, I understand," said the visitor. "A normal person would choose the bucket as it is larger than the spoon or the teacup."

"Noooooooo!" answered the director. "A normal person would pull the plug."

(You are not required to tell anyone how you would have done on this test.)
